Flat roofs fail from the deck up. The old chipboard or ply goes soft, the felt splits over the joints, water ponds where the fall was never right, and eventually the ceiling below stains or drops. The photos on this page include a rear extension where the deck had rotted through under wet insulation, which is what most of the flat roofs we replace look like once the covering comes off.

GRP fibreglass is seamless, tough and the right answer where people will walk on the roof or where there are rooflights and lanterns to seal around. EPDM rubber is a single sheet with very few joins, ideal for large simple roofs.

A flat roof is only as good as its edges. We spend more time on upstands, drips and outlets than on the flat middle, because that is where every one we have ever stripped had failed.

Felt, GRP or EPDM: which is best?
For most house extensions and garages, torch-on felt is good value and lasts well when it is laid properly. Choose GRP where you have rooflights, awkward shapes or foot traffic. Choose EPDM for a large, simple roof where a single sheet can cover it. We quote the option that suits the roof, and an alternative if you want to compare.
How long does a flat roof last?
A properly laid three-layer felt roof, GRP or EPDM roof should give 20 years and often longer. What shortens their life is a wet deck underneath, poor falls and bad edge details, all of which we correct as part of the job.
Do I need a warm roof?
If you are replacing the roof over a heated room, building regulations generally require insulation to be upgraded. A warm roof puts the insulation on top of the deck under the covering. We build to the regulations and advise on whether building control needs to be notified.
Can you fit a roof lantern or skylight?
Yes. We build the upstand, fit the lantern or rooflight and seal it into the roof covering. Several of the flat roofs on this page have them.
Can a flat roof be repaired rather than replaced?
Often, if the deck is sound. Splits, blisters and failed laps in felt, and lifted trims, can be repaired. If the deck is soft or the felt is generally perished, replacement is the honest answer.
How long does it take?
A garage or single-storey extension roof is normally one to three days, depending on the size and whether the deck needs replacing.
