What drives the price
Five things. The area of the roof, measured on the slope, not the floor plan. The covering: concrete interlocking tiles are cheapest per square metre, clay plain tiles cost more and take longer because they are small and double-lapped, natural slate costs most. The complexity: hips, valleys, dormers, chimneys and roof windows all add cut tiles and lead. Access: a terrace with no side access or a house on a main road needs more scaffold and more time. And the condition of the timbers, which nobody can see until the roof is off, so a good quote prices the re-roof and gives a rate for any timber repairs found.
What should be in the quote
The tile or slate named by manufacturer and colour, the membrane, the battens, the lead specified by code, whether the ridge and hips are bedded or dry-fixed, the scaffold, the skips, timber repair rates, the start and finish dates and the guarantee terms. If a quote is a single figure on a page, ask for the breakdown. If it does not mention membrane or lead, ask why.
Cheaper alternatives, and when they are false economy
Overlaying new tiles on old battens, spraying the underside of the roof with foam, or re-felting from the outside without a strip are all offered around Luton and all of them are worse value than they look.
